Early Contractor Involvement (ECI) contracts seem to have been growing in popularity over the last 4-5 years. They definitely have their place with risk mitigation, improved cost certainty, enhanced flexibility and collaboration, and providing more efficient designs.
However, the benefits of ECI contracting may be limited on simpler projects where there are lower risks and less of a need of construction methodology assessment. In fact, the ECI engagement may practically just introduce additional fees to the project through the contractor and consultants.
So, if you’re considering this contracting method, please consider your project’s complexity before paying for these additional fees
